Fire Door Regulations & Compliance

Why Fire Doors Matter

Fire doors are a critical part of passive fire protection. They:

  • Create fire-resistant compartments
  • Contain fire and smoke
  • Protect escape routes
  • Give occupants vital time to evacuate

Where They’re Needed

  • Houses with 3+ storeys (including lofts) → all doors to stairwells
  • Doors between homes & integral garages
  • Flat entrance doors opening onto communal areas
  • Commercial/public buildings → escape routes, stairwells, high-risk rooms

Legal Responsibilities

Regulatory Reform (Fire Safety) Order 2005 + Building Regs Approved Document B:

  • A “responsible person” must ensure doors are installed & maintained
  • From 2022: communal doors in buildings >11m checked quarterly; flat entrance doors checked annually

Inspection & Maintenance

  • Doors certified to BS 476-22 or EN 1634-1 (FD30–FD120)
  • Check gaps, seals, hinges & self-closing devices
  • Existing compliant doors remain acceptable if undamaged

Our experts stay up-to-date with legislation. We can advise on the right FD rating, carry out inspections, and install compliant doorsets. Unsure of your responsibilities? Get in touch — we’re here to help.
